Situated on a small lot on the corner of Colorado Boulevard and 7th Street in downtown Santa Monica, this mixed use project is comprised of three upper-floor volumes cantilevered over the Ground Floor retail space to provide shade for outdoor dining.

Focusing on maintaining clean, simple geometries, the two street-facing volumes are smooth white stucco boxes punctuated by deep-set, floor-to ceiling windows for the residential units within. The simplicity of these side volumes serves to offset and highlight the corner volume, which is conceived as a floating 'jewel box". Pulled in from the street edges and broken by dramatic corner balconies with ocean views, this corner is clad in fish-scale metal shingles with a custom-designed pattern of slowly shifting colors.
